A notary signing agent (NSA) is a notary public who takes part in the mortgage closing process. A notary or notary public is an impartial person who acts as an official witness to verify that legal documents are signed by the correct persons.

The Notary Signing Agent’s Key Role at Closing

The NSA is typically the last person you will interact with for your home closing. After working closely with your loan officer, real estate agent and sometimes title officials to work out the terms of your loan, the notary signing agent has several key roles at closing or settlement.

1-THEY VERIFY SIGNERS

The NSA will verify that you are who you say you are before signing any documents. To do this, they will require that you provide official identification, usually a photo ID such as a driver’s license. Because notaries are assigned by each jurisdiction, rules may vary from jurisdiction to jurisdiction, or from state to state. In some places, for example, you may have to take an oath swearing that you are who you say you are, in addition to providing identification.

2-THEY WITNESS SIGNING & NOTARIZE SIGNATURES

The NSA will make sure that you sign all the required documents that must be signed at closing. They will also make sure that you and any co-signers sign in the correct places on the forms. Then after signing, they will stamp the appropriate documents with their notary seal or stamp to verify that they witnessed you sign the documents. Then they will sign the document themselves and include their commission or license number and expiration. The notary’s signing, sealing and adding commission information is called “notarization.”

3-THEY EDUCATE SIGNERS & PROTECT THEIR RIGHTS

It’s the NSAs job to ensure that you understand the documents that you are signing and that you are not signing under duress.

4-THEY HANDLE & DELIVER CLOSING DOCUMENTS

The NSA is typically responsible for handling your signed and notarized loan documents after the closing and delivering or mailing them to the appropriate parties for official recording and disbursement of funds.
